This week brought a material security escalation, a new central bank audit, and the start of Google’s AI Max transition. No new Lebanese real-estate or brokerage law was identified.

1. Southern escalation increases location-specific risk

Confirmed — 6 September: Israeli strikes killed seven people in southern Lebanon, including casualties in Arab Salim and Nabatieh al-Tahta. Lebanon’s presidency described the attacks as a dangerous escalation. Reuters

Inference: The immediate effect is likely to be delayed viewings, more cautious diaspora enquiries and greater price sensitivity for southern properties. This does not demonstrate a nationwide fall in demand.

  • Contact owners of affected listings before promoting availability or arranging visits.
  • Avoid broad claims such as “safe area” or “ideal investment regardless of circumstances.”
  • Offer remote inspections and flexible viewing schedules.

  • Keep southern listings active organically where appropriate, but review paid budgets daily.

2. Latest transaction data shows recovery from June, but weaker annual demand

Latest confirmed figures: Lebanon registered 5,308 transactions worth $628.33 million in July. Transaction volume increased 6.18% from June but remained 14.29% below July 2025.

Beirut accounted for 28.65% of transaction value, followed by Metn at 20.02% and Baabda at 15.24%. The January–July total reached 28,938 transactions valued at $3.206 billion. Why it matters: Activity improved month-to-month, but the annual decline contradicts sweeping claims of a strong nationwide recovery.

3. Google’s AI Max transition begins

Confirmed: From September, Google is automatically upgrading eligible Search campaigns using automatically created assets or campaign-level broad match to AI Max. Google postponed the Dynamic Search Ads sunset and automatic DSA migration until February 2027. Official Google Ads announcement

Why it matters: Google may expand queries, alter text and select different landing pages. A broad property campaign could therefore send users to an irrelevant location or price category.

  • Check every Search campaign for an AI Max upgrade notification.
  • Review search terms, final-URL expansion, location controls and generated text.
  • Separate campaigns by geography and intent: buying, renting, investing or broker registration.

Do not evaluate the transition using clicks alone; measure qualified calls, WhatsApp conversations and viewings.

4. A new central-bank audit may support transparency—but not immediate lending

Confirmed — 2 September: Banque du Liban selected Alvarez & Marsal to audit transactions from October 2019 through December 2023, including foreign assets and public-sector transfers. Reuters

Inference: A credible audit could contribute to longer-term financial confidence, but it does not reopen housing credit or resolve depositor access by itself.

Continue targeting cash-capable residents and diaspora investors while documenting source of funds

Legal and pricing status

No newly enacted property-registration, taxation or brokerage regulation was found this ‎week. No new official nationwide price-per-square-metre dataset was released; listing ‎prices should therefore remain supported by neighborhood comparisons and property-‎specific evidence.‎

Three priorities for this week

  1. Review southern listings and campaigns: confirm accessibility, owner instructions and viewing arrangements before spending.
  2. Audit Google AI Max settings: control locations, search terms, generated text and landing pages.

Reprice weak listings using lead evidence: compare qualified enquiries, viewing requests, offers and days on market—not clicks or unsupported national averages.
