1. Southern escalation increases location-specific risk
Confirmed — 6 September: Israeli strikes killed seven people in southern Lebanon, including casualties in Arab Salim and Nabatieh al-Tahta. Lebanon’s presidency described the attacks as a dangerous escalation. Reuters
Inference: The immediate effect is likely to be delayed viewings, more cautious diaspora enquiries and greater price sensitivity for southern properties. This does not demonstrate a nationwide fall in demand.

2. Latest transaction data shows recovery from June, but weaker annual demand
Latest confirmed figures: Lebanon registered 5,308 transactions worth $628.33 million in July. Transaction volume increased 6.18% from June but remained 14.29% below July 2025.
Beirut accounted for 28.65% of transaction value, followed by Metn at 20.02% and Baabda at 15.24%. The January–July total reached 28,938 transactions valued at $3.206 billion. Why it matters: Activity improved month-to-month, but the annual decline contradicts sweeping claims of a strong nationwide recovery.

3. Google’s AI Max transition begins
Confirmed: From September, Google is automatically upgrading eligible Search campaigns using automatically created assets or campaign-level broad match to AI Max. Google postponed the Dynamic Search Ads sunset and automatic DSA migration until February 2027. Official Google Ads announcement
Why it matters: Google may expand queries, alter text and select different landing pages. A broad property campaign could therefore send users to an irrelevant location or price category.

- Separate campaigns by geography and intent: buying, renting, investing or broker registration.

4. A new central-bank audit may support transparency—but not immediate lending

Inference: A credible audit could contribute to longer-term financial confidence, but it does not reopen housing credit or resolve depositor access by itself.

Legal and pricing status
No newly enacted property-registration, taxation or brokerage regulation was found this week. No new official nationwide price-per-square-metre dataset was released; listing prices should therefore remain supported by neighborhood comparisons and property-specific evidence.
