The only major development published within the strict seven-day window concerns Google advertising. Two consequential late-August Lebanese datasets, not covered previously, are also included. No new official nationwide sale-price release or enacted real-estate/brokerage regulation was identified.
1. Google introduces stronger lead tools for Demand Gen
Confirmed — 27 August: Google announced testing that lets YouTube viewers begin conversations with brands through messaging apps directly from Demand Gen ads. Why it matters: Messaging could shorten the path from a diaspora prospect watching a property video to starting a qualified conversation. However, the messaging feature is still being tested and may not yet be available in Viraluxe’s account.
Viraluxe adjustment:
- Check Demand Gen eligibility; do not advertise this functionality before it appears in the account.
- Prepare separate videos for YouTube landscape and Shorts vertical placements.
- Use one property and one audience purpose per video: investment, family return, retirement or prestige.
- Treat verified WhatsApp conversations and booked viewings as primary conversions—not video views alone.

2. Construction pipeline rises monthly but remains lower year-on-year
Confirmed — latest available release: Licensed construction area reached 623,230 m² in July, up from 529,514 m² in June—approximately a 17.7% monthly increase. Nevertheless, the January–July total remained 4.33% below 2025, at 3.98 million m².
Mount Lebanon represented 61.39% of licensed area, followed by the South at 14.11% and Bekaa at 10.99%. North Lebanon’s figure is understated because it excludes permits issued by the North Order of Engineers. Credit Libanais, based on engineers’ syndicate data
Inference: Developer activity recovered during July, but the annual decline does not support claims of a nationwide construction boom. Permits also represent intended supply—not completed homes.

- Market Mount Lebanon projects against competing new supply in their specific district.
- For under-construction listings, disclose permit status, completion stage, payment schedule and expected delivery separately.
- Avoid “limited supply” claims unless supported by a documented neighborhood inventory.
- Use the slower annual pipeline carefully as a scarcity argument only for genuinely undersupplied property types.
3. Diaspora traffic recovered seasonally but remains substantially weaker
Confirmed — latest available airport data: July passenger traffic increased 63.46% month-on-month to 722,313. Yet total traffic during January–July fell 27.50% year-on-year, while cumulative arrivals declined 30.32% to approximately 1.44 million. Credit Libanais airport-traffic analysis
Inference: The summer produced a smaller physical diaspora audience than in 2025, although people already visiting Lebanon may represent stronger near-term prospects.
Viraluxe adjustment:
- Separate “currently in Lebanon” campaigns from remote-diaspora campaigns.
- Offer visitors fixed viewing days and consolidated property tours.
- Retarget website visitors and video viewers after they return abroad.
- Lead remote campaigns with video inspections, title verification, USD pricing and property-management support.
- Do not use airport traffic as proof of property demand; track enquiries, viewings and offers independently.
4. Macro conditions require conservative pricing and ROI language
Confirmed: The World Bank projects Lebanon’s economy will contract 6.4% in 2026, reversing the estimated 4.2% expansion recorded in 2025. It attributes the reversal to renewed conflict, damage, displacement, weaker tourism and disrupted domestic demand. World Bank Lebanon Economic Monitor release
Why it matters: Broad appreciation claims are difficult to defend in a contracting economy, even when particular neighborhoods or property classes remain resilient.

- Replace “prices are rising across Lebanon” with property-specific evidence.
- Publish asking price per square metre, days listed and documented negotiation history.
- Show rental ROI as a range with occupancy, maintenance and management assumptions.
- Emphasize defensive value—verified title, utilities, location, usable condition and rental flexibility—rather than guaranteed appreciation.
Legal and pricing status
No new Lebanese real-estate, registration or brokerage regulation was found for 24–31 August. Recent banking-resolution reforms should not be presented as the reopening of mortgage finance.
No newer official national transaction-price release was identified. Continue distinguishing clearly between asking prices, completed transaction values, and professional valuations.
Three priorities for this week
Rebuild the diaspora funnel: separate in-country visitors from remote prospects and track qualified WhatsApp conversations through to viewings.
Audit Google video campaigns: identify migrated campaigns, preserve baseline reports, add vertical assets and verify conversion settings.
Strengthen evidence in listings: add permit status, price per square metre, realistic ROI assumptions and documented reasons for any premium.
